This deed of will is executed at Delhi on this __________ day of ________, 20__. by Shri/Shrimati/Kumari __________ __________ son/daughter of __________ resident of __________ __________ (Nationality ______) age about _________ years, hereinafter called the Testator.

Life is short and uncertain; God knows when it may come to an end. At present I am in sound and disposing mind. I fully understand what is right and wrong. I with my free will, without any force or compulsions from others, make this deed of will in order to avoid any litigation or unpleasantness after my demise.

Whereas the Testator is the owner of and in possession of Flat No. _________, comprising of two bedrooms, one drawing cum dining room, one study room, kitchen, two toilet cum bath room, and balcony situated at _________ built on Plot No. _________ known as _________ _________.

In order to avoid all disputes that may arise after my death, I hereby device and bequeath that the said flat with all my rights, titles and interests therein shall after my death absolutely vest in _________ and he/she/they will become exclusive owner of the aforesaid flat after my demise and the flat shall belong to the said beneficiary. My legal heirs, representatives, executors or administrators or assigns shall have no rights, title or interest therein of any kind whatsoever. The said beneficiary shall have the full powers to sell and transfer the same in any manner.

I have executed this will of my own free will and without any undue influence, or outside pressure and being in full possession of my faculties of sense and being fully aware that the above testimonies is in no relation of mine.

This is my first & last will in respect of the above said property / flat.
